Role Summary
This role manages the acquisitions, dispositions, and joint ventures of Nuveen’s real estate portfolio and supports strategic relationships. Working under minimal day-to-day supervision, the position is responsible for executing new investment opportunities, joint venture relationships, and dispositions, with a primary focus on major Western Region markets.
What You’ll Do
- Source new housing acquisition opportunities and track active deals, including brokered and direct/off-market transactions
- Serve as an in-house expert on market coverage, fundamentals, pricing, and real-time transaction activity
- Lead underwriting and analyze property information and market research for potential real estate investments
- Oversee and lead due diligence processes for acquisition and disposition opportunities
- Evaluate investments and returns using discounted cash flows, return on cost, development spreads, leverage, and joint venture structures
- Lead disposition processes, including securing internal approvals and negotiating key deal documentation
- Prepare and oversee investment authorizations and ensure accuracy of financial, market, and risk analyses
- Coordinate and ensure compliance with closing and funding requirements for acquisition and development transactions
- Maintain relationships with key market participants, investment sales professionals, and lenders
- Investigate efficiencies in budgeting and operations of real estate and property assets
- Manage and mentor junior staff involved in the investment process
- Travel regularly for deal sourcing, evaluation, relationship building, and market research
- Participate in multifamily panels and conferences
Required Qualifications
- 3+ years of direct multifamily acquisition and disposition experience
Preferred Qualifications
- 7+ years of direct multifamily acquisition and disposition experience
- Demonstrable track record of investment activity, preferably within the housing sector
- Advanced analytical and reasoning skills for evaluating market-specific investment opportunities
- Proficiency in Excel
- Master’s degree
Compensation & Benefits
Base pay range: $137,000 to $171,000 per year. Actual base salary may vary based on experience, time in role, internal peer compensation, prior performance, business sector, and geographic location. The compensation package may include participation in an incentive program linked to performance.
