Role Summary
The Developer assumes full responsibility for the successful completion of multi-faceted real estate development projects—both market-rate and affordable—from inception through construction completion and lease-up. The role requires leadership of an in-house development team, management of external consultants, and oversight of multiple projects at varying stages of development. Strong financial skills, creative thinking, leadership, and effective communication are essential.
What You’ll Do
- Identify and evaluate real estate development opportunities
- Determine site suitability and financial feasibility for viable projects
- Report directly to the Chief Financial Officer regarding predevelopment expenditures, development cash flow, and development capital requirements
- Draft and finalize professional RFPs and RFQs
- Establish strong public-private partnerships
- Deliver professional PowerPoint presentations to financiers, municipalities, and community constituents
- Develop realistic project budgets and schedules
- Coordinate land-development approval processes and project entitlements
- Assemble, lead, and manage internal and external development teams, including financiers, architects, engineers, contractors, and legal counsel
- Manage site control documentation, loan agreements, equity documents, and partnership agreements
- Collaborate with architects and engineers on development design
- Oversee contractors and construction professionals to ensure on-time, on-budget delivery
- Coordinate the lease-up of completed developments and maintain full information flow regarding limiting criteria
- Manage and motivate the in-house development team
- Schedule and coordinate logistics for development meetings
- Balance internal and external stakeholder input in a timely and diplomatic manner
- Keep team leaders informed of project status, priorities, and issues
Required Qualifications
- BA or BS degree
- At least four years of experience as an Associate Developer or equivalent position
- Documented, well-rounded real estate background
- Strong analytical and entrepreneurial skills
- Demonstrated understanding of project proformas for market-rate and public housing developments
- Proven experience with HUD and Housing Finance Agency budget requirements
- Experience filing applications for Low Income Housing Tax Credits, Federal Home Loan Bank Affordable Housing Program funds, and other soft funding sources
- Strong verbal and written communication skills, including presentation delivery
- Demonstrated organizational skills and ability to manage competing priorities
- Ability to work under pressure in a fast-paced environment
- Proficiency in Microsoft Outlook, Word, and Excel
- Attention to detail, accuracy, and speed in task execution
- Professionalism, discretion, maturity, and sound judgment
- Valid driver’s license, insured vehicle, and ability to travel as required
Compensation & Benefits
- Pay range: $110,000 – $135,000 per year, plus bonus based on experience
- Eligible for an uncapped performance-based bonus program tied to individual and company results
