Role Summary
The Acquisition Senior Analyst will support the execution of National Church Residences' acquisition of senior affordable housing initiatives by performing financial analysis and underwriting of acquisition opportunities, leading and coordinating project due diligence, and working with the acquisition and development team to facilitate, manage, and execute on deal milestones. The anticipated acquisition unit count for the acquisition team is between 700 and 1,500 units per year. This role reports to the Director of Acquisitions and Senior Project Leader.
What You'll Do
- Identify, investigate, underwrite, and model potential acquisition opportunities to determine maximum offer price and financial viability
- Coordinate, review, analyze, and summarize project due diligence, including compliance, market studies, appraisals, environmental reports, and capital needs assessments
- Provide support in developing presentations, pitch books, and other materials relevant to making proposals to potential sellers
- Communicate professionally and direct the flow of real estate transactions by coordinating with sellers, third-party vendors, title companies, outside legal counsel, HUD, state agencies, and property management teams
- Assist with HUD, LIHTC, HOME, and FHLB applications and submittals
- Manage project timelines and checklists and ensure compliance with applicable deadlines
- Adopt, facilitate, and manage deal flow management in Smartsheets and M-Files
- Support Senior Project Leader and Director of Acquisitions with Board reporting, Investment Corporation reporting, Internal Investment Committee reporting, and industry-specific presentations
- Work alongside the Senior Project Leader and Director of Acquisitions to successfully transition all property assets to National Church Residences Construction, Housing, and Asset Management teams
- Travel for site visits to review potential acquisitions as required
- Attend and participate in regularly scheduled team meetings and conferences
- Perform other duties as assigned
Required Qualifications
- Bachelor's degree required
- Understanding of affordable housing fundamentals and market dynamics
- Sound analytical skills and proficiency in Microsoft Excel and PowerPoint
- Excellent written and verbal communication skills
- Ability to demonstrate ownership of projects and work with a high degree of autonomy
- Collaborative skills, working with diverse internal and external entities to accomplish project goals
- Demonstrated ability for multi-tasking and meeting simultaneous deadlines
- Valid driver's license and ability to meet National Church Residences' motor vehicle policy
- Ability to understand data and carry out verbal and written instructions
Preferred Qualifications
- Bachelor's degree in business, finance, accounting, or real estate
- Ability to travel and attend evening meetings on a limited basis
