Role Summary
We are seeking a Director of Construction to join our Preservation team. The Director of Construction will identify areas that will unlock value, provide a mechanism for growth, or help craft programs that will establish a competitive advantage. You will analyze the current operating environment to benchmark with company objectives to identify success or gaps. You will develop and nurture deep relationships with all functional teams and external stakeholders to understand their reality and identify opportunities to adjust course and unlock value. You will provide leadership to managers, supervisors, and professional staff, establish operational objectives and procedures, and implement policies and select methods, techniques, and evaluation criteria for obtaining results.
What You'll Do
- Secure pricing from select GCs on developments
- Confirm local jurisdiction (AHJ) permitting process and any other requirements
- Walk site with A/E teams and GCs
- Develop internal historical construction costs by state, working with Development project managers, asset managers, and capital expenditure teams to establish initial construction scope and budget; lead scoping and budgeting phase with the GC
- Secure as-built plans from site, files, or third-party vendor
- Coordinate and review schematic plans
- Review QAP and design standards and coordinate incorporation into plan set
- Develop initial SOW narrative along with A/E plans
- Coordinate on-site due diligence and review, Phase I, Market Study, Appraisal, Zoning, PNA/PCA, ACM, Surveys, and Accessibility reports
- Negotiate contracts as needed for GC, civil, architect, and other consultants
- Develop preliminary schedule and unit turns; coordinate with relocation teams
- Review all financing documents for construction-related requirements and coordinate approvals
- Lead on-site visits with GCs and A/E team to ensure quality, address issues, and maintain schedule
- Track and forecast change orders against budget and provide alternates with cost review and recommendations
- Provide regular reports and updates on budget and schedule
- Assist in the tenant outreach process and provide support for meetings and events as needed
- Coordinate with lenders and equity to ensure timing review and payments to GCs and other vendors; collect partial and full lien waivers each month and review for progress against schedule
- Support relocation efforts by monitoring and enforcing project schedule
- Coordinate preparation of substantial completion forms
- Coordinate with GC for final permit closeouts
- Prepare and assemble Construction Closeout Documentation including final lien waivers, manuals, G704, and permits
- Travel up to 75%
Required Qualifications
- Bachelor's degree in a relevant discipline (Engineering, Architecture, Project Management, Facilities Management, Real Estate, or related field)
- 7–10 years' experience working in construction and project management where project planning, estimating, construction monitoring, and reporting of full development life cycle
- At least two years' experience in affordable housing (LIHTC) acquisition and rehabilitation projects
- Direct experience managing renovation projects
- Strong written and spoken communication skills
- Strong meeting organization and facilitation skills
- Analytical, flexible, and adaptable with strong collaboration and interpersonal skills
- Technical proficiencies in industry-standard project management tools
- Proficiency in Microsoft Office
- Ability to listen effectively, confirm understanding, cooperate effectively with teammates across intact teams and cross-functionally, and provide and take feedback with ease
- Drive to ensure understanding of critical performance targets and line up personal and team performance to deliver results
- Understanding of plans and ability to provide input when plans require front-line input; ensure teammates are aligned on daily and weekly actions supporting the plan
- Ability to carefully listen to needs for change or need to wait for instruction during times of change, and keep moving daily and weekly tasks forward while waiting for pivots
- Ability to work with leadership to execute individual development plans and become the best in current role while learning aspects of future potential roles
- Resilience to stay abreast of results and react with persistence when results are less than planned, while maintaining a positive attitude and developing ideas to enhance results
Compensation
$150K–$165K annually. This represents the presently-anticipated low and high end of the Company's base compensation range for this position. Actual base compensation range may vary based on various factors, including but not limited to location and experience. This position is also eligible for discretionary bonus and incentive compensation on an annual basis.
