Associate Director, Development

Role Summary
The Associate Director of Development will lead and manage projects from inception through completion while providing mentorship and support to development staff. You will oversee feasibility analysis, financing, design, entitlement, and construction while coordinating with internal staff, consultants, community stakeholders, and public and private partners.
What You'll Do
- Mentor and support junior development staff
- Supervise one to two Project Managers overseeing 5–8 projects
- Collaborate with property management, asset management, and resident services to ensure long-term project success
- Contribute to strategic planning and organizational growth initiatives
- Review and ensure accuracy of funding applications, legal documents, and proformas
- Guide design calls, project meetings, and closing calls
- Oversee and lead projects as needed, managing schedules, budgets, and teams
- Prepare and submit funding applications for local, state, and federal resources (e.g., LIHTC, HOME, CDBG, tax-exempt bonds)
- Coordinate development teams, including architects, contractors, consultants, legal counsel, and lenders
- Secure project entitlements and mitigate risks in the pipeline
- Prepare and manage complex financial proformas
- Conduct feasibility analyses and risk assessments for new and existing projects
- Negotiate term sheets and loan agreements with lenders and investors in coordination with executive leadership
- Build and maintain relationships with public agencies, funders, community organizations, and stakeholders
- Represent the organization at public meetings, hearings, and community outreach events
- Facilitate community input into project design and development processes
Required Qualifications
- Bachelor's degree
- 6 years of prior experience as Real Estate Project Manager, including at least 2 years as a Senior Project Manager
- 1 year of prior supervisory experience
- Completion of 5 multi-family, senior, or special-needs housing development projects from inception to completion
- Completion of 5 construction loan closings
- Strong knowledge of affordable housing finance, including LIHTC, tax-exempt bonds, and public funding programs
Preferred Qualifications
- Master's degree
- Demonstrated ability to manage multiple complex projects through all phases of development
- Excellent project management and organizational skills
- Strong analytical and financial modeling abilities
- Effective written and verbal communication skills
- Ability to navigate political and regulatory processes with diplomacy
Compensation
$165,000–$175,000 DOE*
