LIHTC Asset Manager

Role Summary

We are seeking a full-time Asset Manager to oversee a portfolio of real estate assets. This role is responsible for monitoring financial and operational performance, ensuring regulatory compliance, and driving asset value from closing through disposition. The Asset Manager will partner closely with investors, developers, and stakeholders to support strong project outcomes.

What You'll Do

Manage assets throughout the full lifecycle: closing, construction/lease-up, stabilization, and disposition
Administer capital contributions and equity installments in accordance with LPA milestones
Review cost certifications and LIHTC documentation, including Form 8609 issuance
Perform financial analyses, including breakeven, debt sizing, and underwriting alignment
Monitor compliance and proactively identify risks, including undisclosed issues
Conduct monthly/quarterly financial reviews (operating statements, rent rolls, variance reports, balance sheets) with early risk identification
Review and approve post-closing asset management matters
Conduct site inspections to evaluate physical condition, operations, and management effectiveness
Monitor capital plans and long-term maintenance needs
Support workout strategies in collaboration with key stakeholders
Participate in valuations and disposition planning

Required Qualifications

Bachelor's degree in real estate, finance, business, public policy, or related field
3–7 years of experience in affordable housing, LIHTC asset management, underwriting, or property management
Strong knowledge of LIHTC compliance and regulations
Understanding of layered financing structures (LIHTC, HOME, CDBG, RAD, soft debt)
Knowledge of construction monitoring and cost certification
Proficiency in financial analysis, forecasting, and proformas
Understanding of partnership agreements and tax credit structures
Strong analytical and problem-solving skills with high attention to detail
Ability to manage multiple priorities across a diverse portfolio
Effective communication with strong relationship management skills
Sound judgment balancing investor, developer, and community interests
Proficiency in financial statement analysis

Preferred Qualifications

Advanced degree in real estate, finance, or related field
CHAM – Certified Housing Asset Manager
AMS – Asset Management Specialist
HCCP – Housing Credit Certified Professional
