Acquisitions Manager

Role Summary
Sugar Creek Capital seeks an experienced Acquisitions Manager to help lead state tax credit acquisition efforts across the Southeast. Reporting to the Director of Acquisitions and Housing Policy, the role focuses on sourcing, evaluating, structuring, and closing tax credit investments. The position is based in the Southeast, with both remote and in-office work at Sugar Creek Capital’s Atlanta office and frequent regional travel.
What You’ll Do
- Develop, maintain, and grow relationships with affordable housing developers, investors, and industry stakeholders, with a primary focus on Georgia, Alabama, South Carolina, and neighboring states
- Leverage regional relationships and market knowledge to generate investment opportunities
- Manage key relationships and investments alongside senior acquisitions team members
- Attend and participate in national and state affordable housing conferences, including panel presentations related to equity investments
- Review and analyze financial packages for potential investment opportunities
- Identify strengths, risks, and structuring considerations impacting investment decisions
- Collaborate with underwriting staff to assess transactions and identify risk mitigation strategies
- Lead negotiations with developers, investors, and partners on investment terms, partnership structures, and documentation
- Present investment opportunities to the Investment Committee, clearly articulating strengths and weaknesses
- Serve as the primary point of contact during the closing process for assigned projects
- Maintain knowledge of negotiations, pipeline opportunities, and portfolio performance across key relationships
- Represent Sugar Creek Capital professionally in partner interactions
Required Qualifications
- Documented real estate finance experience; affordable housing or LIHTC experience preferred
- Established relationships and market connections within the Southeast affordable housing community
- Strong understanding of real estate finance, including reviewing and assessing financial models and investment packages
- Proven experience negotiating, structuring, and closing real estate or tax credit transactions
- Experience presenting investment opportunities to senior leadership or investment committees
- Strong relationship-building and interpersonal skills
- Demonstrated project management skills with the ability to manage multiple transactions simultaneously
- Ability to work effectively in a partnership-driven environment
- Ability and willingness to travel frequently across the Southeast and manage travel logistics independently
