We have a robust and stable pipeline of projects, and anticipate starting nearly 1,000 units of housing in the next 16 months.
We are expanding our leadership team with a Project Origination Lead to guide new projects from concept through stabilization and help advance our vision for inclusive, high-quality housing across the region.
Position Summary
The Development Origination role will support the identification of new projects and opportunities in collaboration with communities and supportive service providers, and our internal development team. This position will lead on the initial underwriting, community identification, site identification and control, and community entitlements. This position will work closely with our development team to support the affordable housing or other application process and overall concept execution.
This role is ideal for an individual with experience in some aspect of real estate and community development, and experience with real estate acquisitions, community partnerships, and funding applications. In addition, this individual must be capable of representing the Company in discussions with senior community leaders and real estate professionals alike, as well as demonstrating project management skills. Specific LIHTC structuring is not required. This role will coordinate with a team of peers and senior leaders in a collaborative and cross functional atmosphere to execute on a portfolio of development work.
Key Responsibilities
Lead the underwriting of individual projects including financial modeling, initial site and concept design, ability to secure LIHTC awards in the state in question, and identification of soft financing sources.
Negotiate and secure site control, and project manage any initial changes to entitlements or applications for community-based funding (e.g. tax increment financing) as necessary, presenting to planning commissions, city councils, and community stakeholders.
Serve as the primary external point of contact for communities and supportive service partners.
Support LIHTC application strategy and application assembly for LIHTC awards, including site control securing, team assembly, and narrative preparation.
Prepare and refine financial models including sources/uses, basis calculations, tax credit equity sizing, operating projections, and long-term capital needs.
Support the financial closing process by managing community or supportive service stakeholders as necessary to ensure all documentation prepared for financial close.
Work with architects, engineers, environmental consultants to ensure milestones and deliverables are met.
Work collaboratively with general contracting team to select and manage construction execution.
Ensure seamless transition from construction to operations, including lease-up strategy, compliance readiness, and integration of supportive services.
Mentor development analysts; establish best practices in modeling, due diligence, documentation, and reporting.
Qualifications
3+ years of experience in real estate development or a adjacent role consulting, managing projects, providing financial analysis, or other support for decision-making and project execution in the real estate domain.
Strong financial modeling and project management skills (Excel/Google Sheets, pro forma analysis, basis and credit calculations).
Excellent communication skills and comfort presenting to senior community officials, public bodies, investors, and community groups.
Ability to lead multiple projects simultaneously with strong organizational and time-management capacity.
Bachelor’s required; Master’s in real estate, urban planning, public administration, finance, or related field preferred.
Ability to commute to Lincoln, Nebraska home office and spend significant time “in-community” at potential project sites throughout initially in Iowa, Nebraska, and Kansas.
Compensation
This role will be compensated with a competitive salary and annual performance bonus, dependent on the qualifications of the individual.
