Role Summary
The Director of Finance will lead financial underwriting and capital markets execution across new development and acquisition/rehabilitation projects. This position is an integral member of the Finance and Development teams and will work closely with Acquisitions, Development, Construction, Accounting, and Asset Management. The Director of Finance will report directly to the Chief Investment Officer.
What You'll Do
- Collaborate cross-functionally to align financial and operational strategies with both short- and long-term company objectives
- Implement and refine systems, processes, and financial workflows to improve efficiency and scalability
- Take ownership of the accuracy, quality, and timely delivery of financial analyses and work products
- Identify potential risks and proactively develop solutions to support informed decision-making
- Lead financial underwriting for new construction and acquisition/rehabilitation projects across the company's pipeline
- Develop and maintain complex financial models for a variety of capital structures, including 9% LIHTC, tax-exempt bonds with 4% credits, gap financing, resyndication, and GP interest acquisitions
- Perform detailed sensitivity analyses, scenario planning, and market assessments to optimize project performance and returns
- Stay current on market trends, including pricing, financing structures, construction costs, and product types across target markets
- Manage the investor and lender solicitation process, including preparation of bid packages, evaluation of term sheets, and responses to due diligence requests
- Review and analyze partnership agreements, operating agreements, loan documents, and tax credit equity structures in coordination with internal teams and external counsel
- Lead debt conversion and support transaction execution from initial underwriting through closing
- Coordinate with Accounting on construction draws, lender and investor reporting, and financial statement preparation
- Support project teams on tax structuring and insurance-related matters as needed
- Prepare closing memoranda and support ongoing investor, lender, and agency reporting requirements
- Assist in the development of quarterly and annual operating budgets in coordination with property management
- Monitor asset performance and identify opportunities for operational or financial improvement
- Anticipate, identify, and resolve issues quickly to mitigate risk and maintain project timelines
- Develop financial tools, templates, and models to enhance internal processes and decision-making
- Perform other duties as needed to support the Finance and Development teams
