Role Summary
Greystone Real Estate Capital is seeking a highly motivated Analyst to join our Acquisitions team to support the sourcing, evaluation, structuring, and execution of Low-Income Housing Tax Credit (LIHTC) equity investments nationwide. The Acquisitions professional is central to Greystone's LIHTC platform and will be involved across the full cycle of the originations process – from initial deal intake, modeling, committee pricing package to LOI issuance and negotiation of the LOI. The ideal candidate is analytically strong, detail-oriented, commercially minded, and eager to grow within a fast-paced, entrepreneurial investment environment. This position is being posted with flexibility across the Analyst, Senior Analyst, and AVP levels, with title, compensation, and responsibilities commensurate with experience. The scope of the role will be tailored based on the candidate's background, transaction experience, and ability to independently manage assignments.
What You'll Do
Deal Underwriting and Financial Analysis
- Analyze proposed LIHTC equity investments
- Build, maintain, and review detailed financial models to evaluate project feasibility, pricing, yields, and risk
- Review development budgets, operating pro formas, sources and uses, and sensitivity analyses
- Evaluate market studies, appraisals, third-party reports, and sponsor financial capacity
Pipeline and Transaction Management
- Support management of the acquisitions pipeline from initial screening through executed Letter of Intent (LOI)
- Prepare internal deal summaries, investment memoranda, and materials for investment committee and senior management review
- Coordinate with internal teams (acquisitions, underwriting, investor relations, credit, legal) throughout the transaction lifecycle
- Track deal progress, issues, and approvals using internal systems and reporting tools
Sponsor and External Coordination
- Interface directly with developers, syndication partners, lenders, attorneys, and consultants
- Assist in responding to sponsor questions, reviewing deal comments, and incorporating feedback into pricing memorandums
- For AVP-level candidates: serve as a primary point of contact on assigned transactions and represent Greystone in external discussions
LOI and Execution Support
- Assist in drafting, revising, and negotiating Letters of Intent and related transaction terms
- Support coordination of pre-closing diligence items and conditions precedent
- Identify risks, inconsistencies, or structural issues early and escalate appropriately
Team and Platform Support
- Take on special projects related to process improvement, market research, pricing analytics, and platform development
- Contribute to continuous improvement of Greystone's acquisitions, underwriting, and pipeline management processes
- For AVP-level candidates: mentor junior team members and support a collaborative, high-performance team culture
Required Qualifications
- Bachelor's degree in Finance, Real Estate, Accounting, Economics, or related field
- Two (2) – Six (6) plus years of LIHTC, affordable housing, or real estate investment experience, depending on level
- Strong financial modeling and analytical skills; advanced Excel proficiency required
- Experience with multifamily real estate finance
- Ability to manage multiple transactions simultaneously in a deadline-driven environment
- Strong written and verbal communication skills; able to present analysis clearly and concisely
- High level of integrity, professionalism, and attention to detail
