Role Summary
The Asset Manager holds full accountability for the long-term sustainability and performance of a diverse portfolio of properties. This role exercises significant decision-making authority in financial oversight, regulatory compliance, and strategic planning to optimize asset value and minimize risk. The Asset Manager will develop and execute strategies that ensure operational excellence, financial health, and adherence to all governing requirements, while driving initiatives that maximize owner returns and portfolio growth. This position reports directly to the Director of Asset Management.
What You'll Do
- Contribute to caring and positive working and living environments for all employees and residents
- Establish annual property and capital budgets and submit for final approval
- Prepare Budget Based Rent Increases for submission to HUD and follow through until approval
- Complete and submit timely compliance and financial reporting for third party agencies as required by controlling documents (HUD, investors, state agencies, etc.)
- Conduct monthly financial reviews of all properties in your portfolio
- Submit Reserve for Replacement and Residual Receipt Requests to HUD
- Work with Real Estate Development on refinance and new project proformas
- Provide financial reporting to boards as needed
- Process SAM renewals and monitor surplus cash monthly to ensure annual distribution as appropriate
- Respond to annual financial statement inquiries from third parties
- Review draft audits and oversee corrective action as needed
- Maintain clear understanding of key property documents including partnerships, regulatory, loan and subsidy documents and their relevant obligations and opportunities
- Conduct periodic property physical inspections
- Assure deferred developer fee payments, asset management fees, and other incentives or reimbursements due to Owner are received, maximizing Owner waterfall opportunities
- Ensure fulfillment of waterfall obligations to subordinate lenders
- Develop Year 15 exit strategy
- Work with internal departments and third-party agencies as requests come in
- Update contact information and HUD Secure Systems changes with third party agencies as they occur
- Submit and track insurance claims until closure
- Maintain KPI and financial analytics dashboard
- Perform other duties as assigned
Required Qualifications
- Bachelor's degree (B.A. or B.S.) in accounting or finance
- 5+ years of progressively responsible, relevant work experience in affordable housing asset management or related field
- Knowledge of Yardi Voyager Accounting (Core, GL, Financial Reporting, Budgets, Financials Modules) at an advanced level
- Advanced level Excel proficiency
- Ability to handle multiple tasks simultaneously
- Strong interpersonal skills with excellent written, verbal, and organizational abilities
- Attention to detail and accuracy
- Proficiency with Microsoft Office 365 platform and prior experience with accounting systems and processes
- Customer service orientation and ability to communicate with tact and diplomacy
- Effective organizational skills and attention to detail
- Time management skills with a proven ability to meet deadlines
- Strong analytical and problem-solving skills
- Ability to act with integrity, professionalism, and confidentiality

- Experience in real estate and affordable housing industry
Physical Requirements & Working Conditions
Physical demands include continual sitting, typing, and repetitive computer use for up to 8 hours a day. The position requires frequent communication with others, including hearing and speaking clearly with individuals and groups, in person and via phone and video calls. Compensation
$91,449–$128,060 in California; $77,732–$108,843 outside of California, annualized. Most new hires are brought in at the minimum of the salary range.
