Role Summary
We are seeking a Financial Analyst to support the sourcing, underwriting, and execution of affordable and workforce housing investments across both acquisitions and development. In this role, you will gain exposure to a diverse range of investment strategies, including acquisition/rehabilitation, HAP contract transactions, GP interest acquisitions, and ground-up construction. Your work will play a critical role in expanding access to high-quality, affordable housing while ensuring financial feasibility and alignment with the firm's broader investment strategy. Reporting to the Director of Affordable Acquisitions, you will be an integral member of the team, contributing to the growth and execution of a robust pipeline of affordable and workforce housing projects. Relocation packages are available for qualified candidates.
What You'll Do
Financial Analysis & Underwriting
- Perform initial-stage underwriting and financial analysis to screen deal opportunities and support the senior team in advancing projects through the pipeline
- Build and maintain financial models for 4% and 9% LIHTC projects, including new development and acquisition/rehabilitation opportunities, HAP Contract acquisitions, GP Interest acquisitions, and workforce housing deals
- Develop initial proforma analyses incorporating project budgets, operating expenses, tax credit equity pricing, debt assumptions, and soft funding estimates
- Contribute to structuring transactions while ensuring alignment with LIHTC requirements and applicable regulations
Due Diligence & Execution
- Assist with financial and risk due diligence tasks, including reviewing third-party reports, appraisals, and legal documents to flag potential issues
- Evaluate conventional and soft funding sources (tax credits, bonds, CDBG, HOME, TIF) for pipeline deals; coordinate with lenders, investors, and syndicators to support financing efforts
- Manage due diligence timelines and milestone tracking, proactively communicating status updates and issues to the senior deal team and relevant stakeholders
- Support the closing process, including preparing investment memos and coordinating documentation
Reporting & Presentations
- Prepare and refine financial reports, investor presentations, pitch decks, and offering materials (teasers, executive summaries, and full OM packages) for acquisitions and development opportunities
- Prepare development RFPs, land opportunity pitch decks, and investor packets for acquisitions
- Develop and maintain land opportunity pitch decks to support site control and advance development initiatives
Research & Market Analysis
- Conduct market research on target submarkets, analyzing rental trends, occupancy, demographics, comparable properties, and broader economic indicators to inform deal evaluation
- Research and track soft funding sources across federal, state, and local programs such as HOME, CDBG, TIF, NHTF, HTF, and AHP, including eligibility, timelines, award sizing, and competitiveness, while maintaining an up to date funding database
- Monitor LIHTC QAP cycles across target states to identify scoring priorities, set asides, and strategic positioning opportunities for pipeline deals
- Stay current on HUD guidance, housing finance agency updates, and local legislative changes that may impact project feasibility or funding availability
- Attend city and county meetings and public hearings to remain informed on policy shifts and emerging funding opportunities
Required Qualifications
- Bachelor's degree in Finance, Accounting, Economics, or a related field
- 1-3 years of experience in financial analysis, with a preference for experience in affordable housing, real estate, or community development
- Proficiency in financial modeling, budgeting, and forecasting techniques
- Familiarity with affordable housing financing programs (e.g., LIHTC, HOME, HUD)
- Strong understanding of financial statements, tax credits, and other regulatory compliance requirements for affordable housing
- Experience with financial software such as Excel (advanced level), Argus, or other real estate analysis tools
- Strong analytical skills with attention to detail and accuracy
- Excellent communication skills, both written and verbal
- Ability to work independently and collaboratively in a fast-paced environment
Preferred Qualifications
- Master's in Real Estate Development
- CFA certification
