Role Summary
The Vice President of Renovations is a senior leadership role responsible for establishing, scaling, and overseeing KCG Companies' acquisition-rehabilitation (Ac-Rehab) platform. This role will lead the development of a subcontractor-driven renovation delivery model, where KCG operates as the General Contractor. The position also provides executive oversight of Owner Representatives managing third-party general contractors across the portfolio, including both renovation and ground-up new construction projects where KCG is not acting as the General Contractor.
What You'll Do
- Build and lead KCG's Ac-Rehab renovation platform, including staffing, structure, and operational processes
- Lead and mentor a team of Owner Representatives responsible for managing third-party general contractors
- Directly oversee the Director of QA/QC–Safety, ensuring alignment of quality standards, due diligence efforts, and renovation budgeting practices across the portfolio
- Develop and implement a General Contractor model leveraging subcontractors rather than self-performing labor
- Establish standardized processes for bidding, procurement, subcontractor selection, scope development, scheduling, and project controls
- Build and maintain a network of qualified subcontractors and vendors across key markets
- Evaluate and implement field-based leadership (e.g., superintendents or third-party site supervision) to oversee subcontractor execution onsite
- Provide executive oversight of renovation projects where KCG is acting as the General Contractor
- Ensure subcontractors deliver work in accordance with scope, schedule, budget, and quality expectations
- Monitor performance through KPIs including schedule adherence, cost control, and quality metrics
- Lead resolution of high-level issues including delays, scope gaps, and subcontractor performance challenges
- Provide direct oversight of Owner Representatives managing third-party general contractors engaged on acquisition-rehabilitation renovation projects
- Review and approve project scopes, budgets, schedules, and contractor selection specific to Ac-Rehab renovation projects
- Support Owner Representatives in day-to-day execution of renovation projects, including issue resolution related to scope gaps, change orders, schedule delays, and quality concerns
- Maintain visibility into project-level risks specific to Ac-Rehab renovations and ensure timely mitigation
- Establish and enforce standardized processes, reporting structures, and performance expectations for Owner Representatives across all third-party GC projects
- Serve as the primary escalation point for complex or high-risk issues involving third-party general contractors
- Partner with Development, Finance, and Asset Management during underwriting and due diligence
- Develop and validate renovation budgets and scopes for Ac-Rehab projects
- Oversee financial performance across renovation projects, including budget tracking, variance analysis, contingency management, and change order review
- Build and manage relationships with subcontractors, suppliers, and service providers
- Lead negotiation of scopes of work, pricing, and contracts
- Ensure all renovation projects comply with local, state, and federal regulations, including building codes, environmental requirements, accessibility standards, and affordable housing program guidelines
- Oversee quality assurance and safety programs across all renovation activities
- Conduct site visits to assess progress, identify risks, and support resolution of field issues
- Oversee closeout processes including punch lists, turnover documentation, warranty management, and post-rehab evaluations
- Develop long-term strategies to scale KCG's renovation platform efficiently
- Align renovation execution with acquisition pipeline and portfolio needs
- Implement standardized reporting tools, dashboards, and project management systems
- Continuously improve processes to reduce cost, improve speed, and enhance quality
- Travel as required
Required Qualifications
- Bachelor's degree in Construction Management, Engineering, Architecture, Real Estate Development, or a related field
- Minimum 10–15 years of experience in construction, renovation, or capital projects
- At least 5 years in a senior leadership role
- Demonstrated success managing subcontractor-driven General Contractor operations and third-party general contractors
Preferred Qualifications
- Master's degree in Construction Management, Engineering, Architecture, or Real Estate Development
- Experience in multifamily, affordable housing, LIHTC, or HUD-regulated environments
- Experience building or scaling a renovation platform or General Contractor operation
Compensation
$180,000–$200,000
