Role Summary
The Analyst plays a critical role in driving financial performance across the portfolio by combining data-driven analysis, project management discipline, AI-enabled analytics, and team coordination. This hands-on, execution-oriented role sits within the Operations team, directly supporting the Asset Management team. You will work with key stakeholders, including various April Housing departments, executive leadership, and Property Management Companies (PMCOs), to identify performance gaps, execute improvement initiatives, and track and report impact using scalable, repeatable reporting and automation.
What You'll Do
Portfolio Analytics and Reporting
- Analyze portfolio- and asset-level financial performance, including NOI drivers, revenue trends, expense behavior, and operational KPIs
- Support oversight of PMCOs and third-party vendors through data analysis, reporting, and performance tracking
- Standardize reporting and performance expectations across regions, PMCOs, and external vendors
- Develop and maintain recurring performance reports and dashboards to support Asset Management decision-making, including implementing automation and AI-assisted workflows where appropriate
- Assist with benchmarking vendor performance and identifying opportunities for improvement or cost savings
- Evaluate performance of communities compared to original underwriting and identify opportunities for improvement
- Use AI tools to accelerate variance explanations, recurring commentary, and initial analyses while applying sound judgment and validating outputs against source data
Operational Performance and Strategic Support
- Identify underperforming assets and key drivers (occupancy, collections, expenses, turnover, maintenance, utilities, insurance, taxes) and partner with Asset Managers to develop asset-specific action plans and monitor progress
- Identify, track, and support initiatives designed to improve NOI across the portfolio including ancillary income programs, utility reduction efforts, and other revenue and cost reduction opportunities
- Serve as a liaison for cross-functional initiatives involving April Housing departments (Financial Planning and Analysis, Investments, Preservation, Compliance), PMCOs, and other external partners
- Identify gaps in data quality, reporting processes, and workflows, and leverage tools such as Excel, Power BI, AI, and portfolio systems to implement improvements that automate reporting and increase visibility
- Perform special ad hoc projects on a frequent basis
- Apply responsible AI practices: protect confidential information, follow company guidance on tool usage, cite/retain source data, and validate outputs before sharing
Required Qualifications
- Minimum of 2-3 years of analytical experience in fields such as asset management, finance, or property data
- AI and data literacy: proficiency using AI tools to draft, summarize, and analyze information while verifying accuracy and protecting sensitive data; ability to structure prompts, create repeatable templates, work with semi-structured data, and translate business questions into clear inputs/outputs for reporting and AI-assisted workflows

Preferred Qualifications
- Bachelor's degree in Business Administration, Finance, Data Analytics, Real Estate, or similar fields
- Knowledge of affordable housing regulations, particularly HUD and LIHTC
Compensation
$90K–$100K annually. This represents the presently-anticipated low and high end of the Company's base compensation range for this position. Actual base compensation may vary based on various factors, including but not limited to location and experience. This position is also eligible for discretionary bonus and incentive compensation on an annual basis.
